• Solicit and analyze bids, engage and supervise contractors and employees
• Monthly bookkeeping services including invoice review, check preparation and maintenance of Association accounts

• Prepare Annual Operating Budget
• Collect regular and special assessments
• Assist Association in compliance with pertinent laws and statutes
• Maintain 24-hour answering service for emergencies
• On-line account access for Board Members including on-line A/P approval
• On-line account access for unit owners
Administrative Services
• Prepare notices and/or memoranda for unit owners
• Maintain updated roster of unit owners and tenants
• Screen new unit owners and prospective tenants
• Prepare and make deposits daily or as needed
• Maintain updated records of leases
• Prepare newsletters as requested
• Manage Association website
• File Annual Reports with Secretary of State
